Apartment-hunting Guide to Mandaue City
Mandaue City, a 2,518-hectare city and one of the three largest LGUs that make up Metro Cebu, is located in the central-eastern coastal portion of Cebu Island. Being home to both the Mandaue–Mactan Bridge and the Marcelo Fernan Bridge, the city is considered the gateway to Mactan Island and connects the rest of Cebu to the region’s international airport in Lapu-Lapu City. This makes Mandaue an ideal city to live and open business.
The Need of Apartments in Mandaue City
Aside from being the “Furniture Capital of the Philippines,” highly urbanized Mandaue is also home to the San Miguel Brewery Plant, the Cebu International Convention Center, many new business establishments, and local and international restaurants. Two of Cebu Province’s four internationally connected educational institutions—Singapore School Cebu and Woodridge International School—are found here. These indicators of a booming economy have since increased the need for residential space within the city.

Apartments in the city can be found in all barangays, with prices ranging from Php6,000 to Php40,000. The location of the apartment has an effect on the rental price; the nearer it is located to the center of entertainment and business, the higher the apartment rental price will be.
The most populated barangay in the city according to the 2010 Census of Population and Housing is Barangay Pakna-an. According to data of MyProperty.ph, a three-bedroom apartment in this barangay would have a monthly rent of approximately Php15,000.
Barangay Banilad, the second most populated barangay in Mandaue City, is the home of one of the malls in the city. The convenience of having a mall in this barangay made the residential spaces in the area premium. A three-bedroom apartment unit in this area would approximately cost Php25,000 per month.
In comparison to the two other highly urbanized cities of the province of Cebu, a studio apartment in Mandaue City may cost as low as Php6,000 per month. In Cebu City, a similar apartment may have asking rents of at least Php8,000. It is the same with Lapu-Lapu City in nearby Mactan Island where apartment rents are very similar to Cebu City’s.
